Fitout costs can start as low as $600/m2 and is dependant on the scope of works, the inclusions and the level of finish required. The condition of the tenancy you are intending to lease/purchase has a huge influence on the cost of services particularly when it comes to services such as heating/cooling, gas supply, water supply, electricity supply, exhaust, trade waste etc. Here is are some examples of some budgets:

  •  $600-$800/m2 – Tenancy has floors, walls and services in place. Cosmetic fitout only required with basic finishes
  • $800-$1200/m2 – Tenancy has services in place and requires a basic internal fitout only
  • $1200-1500/m2 – Tenancy has supply services in place and requires an internal fitout with the modification of services locations required.
  • $1500-$3000/m2 – Tenancy is a ‘cold shell’. Supply services required and a full internal fitout including supply of fixtures/ kitchen etc

You should choose a Fitout company that is fully licensed (builder’s license for the state the work is being conducted), is insured, and can demonstrate a track record of successfully delivering similar projects. Don’t be afraid to ask for referees to contact. You also want to choose a company you feel comfortable dealing with. A simple fitout where there are no structural works or modification to services can be done in as quick as 2 weeks on site assuming there is an approved design. Note there may be some time needed prior to arriving on site to procure items and manufacture joinery if applicable.

A typical fitout period on site for a full fitout with services is 3-6 weeks depending on size and scope. Again,  some time needed prior to arriving on site to procure items and manufacture joinery if applicable.
