Client Challenge: Feasibility Stage

Purvish came to Associated Projects with a simple requirement: certainty. After previous builds dragged out for 4–6 months, he needed a builder who would do what they said they would do, without surprises.

The site presented significant challenges. Access to South Wharf was restricted, required precise timing, and involved complex logistics. The tenancy was a shed-style space that needed careful planning to convert into a compliant restaurant. Budget mattered, so overseas joinery was part of the solution, and it had to arrive right the first time.

With the lease signed and design already in place, our job was to protect the outcome. We reviewed the documentation, identified risk points early, and made small scope tweaks to keep the project commercially sound, turning “commercial construction challenges” into a controlled delivery plan.

OUTSIDE PERSPECTIVE - LALAS KITCHEN

Our Approach (Design Stage) 

We stepped in fast and coordinated the build around the existing construction documentation. The design package included clear construction notes stating that any discrepancies must be resolved with the designer or engineer before proceeding; therefore, we treated design coordination as an ongoing process rather than a mere handover.

Key design-stage actions included:

  • Buildability reviews and set-out checks to avoid rework and keep trades moving.
  • Kitchen compliance coordination, including fire-rated wall requirements and engineer-certified support for the exhaust canopy.
  • Operational planning through services, aligning lighting zones and circuits so the venue could be controlled by function (kitchen, bar, seating, signage).

The result: decisions were locked early, trades had clear direction, and the programme stayed realistic.

Delivery & Execution (Construct Stage) 

The project ran to an 8-week build programme, followed by one week of defects and touch-ups. We hit the dates through tight planning, frequent site presence, forward ordering, and consistent meetings.

What we solved on site:

  • Strict South Wharf access windows: deliveries, waste removal, and trade movements were sequenced to match site restrictions.
  • Overseas joinery with zero margin for delay: we protected quality and timing with shop drawing sign-off, in-country inspection, and controlled logistics so it landed in Melbourne ready to install.
  • Unreliable kitchen supplier risk: when momentum was threatened, we stepped in and took on scope where needed to keep the critical path moving.

Safety & compliance: managed through Procore, with CM3/Avetta and 1breadcrumb requirements maintained throughout.

The Outcome 

La La’s Kitchen opened on schedule with a complete 300m² venue: commercial kitchen and dining area, delivered on time and under budget.

Measured results:

  • 8-week delivery from site start to handover (plus defects week)
  • Budget protected through controlled procurement, smart scope decisions, and proactive coordination
  • Trade-ready finish aligned to kitchen compliance requirements, including fire-rated walling and certified canopy support.

Most importantly, the new venue matched the location, helping drive a rapid increase in business and a stronger customer experience from day one.
